I've been looking at this area for some time - the land is reasonably priced -like $2000/acre on up... Anybody that lives there or has land there - looking for advice before moving ahead any more.
What I would like to have is 35 acres abutting the national forest land - mostly or partially wooded with water (well water for household and personal - not comercial consumption). I'd like to get this and hopefully have it paid off for retirement if the world doesn't end before that.
My dad was going to buy some land near Trinidad but he didn't because of a law that restricts water usage on land below 40 acres. I can't remember all of it but something like that you could have a house well but no outside hydrants of any kind so you couldn't water the grass or water livestock.
Someone will chime in for sure on this to clarify.
I looked at some a couple years ago and it was pretty nice, undeveloped, be sure you get the water rights clarified in Colo.
I have heard horror stories about it. Will get out a map and revisit and report back to you.

Thanks guys. From what I understand, you generally get water rights for personal and livestock but not commercial livestock use - that is, you can't have a cattle operation or other big water usage deal without full water rights. But watering your own cattle (like 5 or so) is OK.
